La Plata County Residential Real Estate Numbers for September

This week we have the latest La Plata County residential real estate transactions for the month of September. Not surprisingly, it was a standout month of transactions. With 186 total transactions, it is the highest month of any in 2020, and higher than any other September since prior to 2011. Year to date, we have seen 979 total residential sales, whereas last year at this time there were 888 total sales.

The median sales price currently sits at $429,000, which is higher than any year since prior to 2011, and significantly higher than the 2019 year end. The average days on the market are at 137, which is a little higher than the last couple of years, but still on the lower end.

As we have noted in past weeks, the national real estate market has seen an increase in activity due to several reasons: low interest rates, consumer behavior shifting as a result of the global pandemic, and home desires shifting, also a result of the pandemic and increased time at home. We would expect the next few months to continue with strong activity, although historically the La Plata county market begins to slow as we approach the holidays and end of the year.
