February 2021 Numbers

Two full months into the New Year and real estate transactions in La Plata County are staying steady and showing great promise for a very busy spring ahead in the real estate world. The February numbers did not jump notably from the January numbers, however for this time of year these numbers are significantly higher than what we are used to during the late winter months.

February gave us one more sold listing than the 76 that were sold in January, however we are seeing a little more diversity across the board in the price ranges than we saw in January. We will continue to see more variety in the sold price ranges as the warmer months approach and more land listings are brought back on the market and sold.

We saw a slight increase in the median sold price for year to date now sitting at $462,000 compared to last year’s median sold price of $444,500. As we have seen from having lower inventory the average days on market have decreased to 110 from last year of an average of 135, this number will likely continue to drop as more properties gets purchased.
