We have the latest real estate transactions for the month of June, and we are glad to note it was a solid month with 106 total transactions. In fact, this is the exact same number of sales as June of 2019. This indicates the activity in April and May picked up, allowing properties to close in June.
Year to date, we have 473 total sales, compared to 502 sales last year at this time. As expected, the total for 2020 is lower due to the change in market activity due to stay-at-home orders. The median sales price currently resides at $412,500, compared to the year-end 2019 median sales price of $385,000. Average days on the market currently land at 140. This is higher than the last several years, but around the same as the average days on the market from 2014-2016.
While the beginning of 2020 has been different than anyone expected, it is promising to see the uptick in sales for the month of June. Summer tends to be our peak months for real estate activity, so we anticipate the next few months will also have strong sales numbers. As always, if you have any questions or would like to discuss the La Plata County real estate market, please let us know.
