June La Plata County Real Estate Transactions

This week we have the latest residential real estate transactions for the month of June. With 105 total transactions, we are slightly below the total number of May transactions for this year. This number is also a bit behind the total number of transactions we have seen in recent previous years during the month of June.

Year to date, we are at 501 total transactions. Last year at this time there were 528 total transactions. While we are behind last year’s totals, we are still in the middle of our peak season, so there is a possibility the gap will close.

The median sales price is currently $374,000. At the end of 2018, the median sales price was $387,500. While this median sales price is slightly below that of 2018, it is higher than any other year since prior to 2011. The average days on the market falls at 130. Last year that number was 127, but this is still on the low end for average days on the market, indicating a fast sales cycle.

Overall, we are still seeing the same trend we’ve noted this year: a slight drop in the real estate market compared to last year, but a historically solid performance for the La Plata County real estate market. With the low interest rates we’ve seen combined with the summer inventory, now is a great time to buy. We will be hosting an open house on Sunday from 11-1 at 37 Lizard Head Drive.
