May La Plata County CAR Numbers

This week, we have the latest real estate numbers for La Plata County for the month of May. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In-Town, Durango Rural, Bayfield In-Town, Bayfield Rural, Ignacio In-Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare May 2019 to May 2018. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

La Plata County single family homes had a slight decrease in sold listings, but an increase in both the median sales price and new listings compared to May of last year. Year to date, there have been fewer new listings and fewer sold listings, but a higher median sales price compared to through this time last year. The La Plata County townhouse/condo market has had more new listings, fewer sold listings, and an even median sales price this May compared to last; however, year to date, we have seen more new listings, sold listings, and a higher median sales price this year compared to through last year at this time.

Durango rural single family homes had a strong month. There were more new listings, more sold listings, and a higher median sales price this May compared to last. Year to date, the sold listing and median sales price numbers are close to even.

Durango Mountain Area’s townhouse/condo market has had a stellar month. There were more new listings, sold listings, and a higher median sales price. Take a look at the charts, as the increase is substantial. Year to date, we also see more new listings, more sold listings, and a higher median sales price through this year compared to through last year at this time.

Another area to note is Bayfield in-town single family homes. This May there was a substantial increase in terms of the number of sold listings, and the median sales price is also higher compared to last May. Year to date, the new listings, sold listings, and median sales price are all higher this year compared to last year at this time.

We like to highlight various market segments each month as the activity varies widely per segment. So while all of La Plata County may reflect a trend, that may not be the case in each individual market. As always, we are available for any questions you may have.
