Real Estate Transactions for October 2020

This week we have the latest numbers for La Plata County residential real estate. While not a surprise based on the level of activity we’ve seen this fall, we are looking at standout numbers for the month. With 202 total sales for the month of October, we have not seeing a higher number since before 2011 (if ever)! This is over one hundred transactions more than October of 2019.

Year to date we are at 1,181 total sales. Last year at this time, we had 987 total sales, so we see a higher number year to date. The median sales price sits at $435,000, whereas 2019 ended at $385,000. The average days on the market are at 135—slightly more than 2019, which was 127. While we are seeing strong activity and a high median sales price, the sales cycle is slightly slower than that of 2019.

2020 continues to be a surprising year in many ways, but we are continually reminded of the value of real estate as it contributes to an overall lifestyle. Americans see the value of their homes, and some consumer preferences have changed as a result of the pandemic.
