Last week we mentioned that many of our local schools are back in session, and you may have noticed downtown Durango is a bit quieter now. This is typical for our area—the end of summer and beginning of fall is often considered a “shoulder” season for La Plata County real estate. For the next few weeks (generally until about mid-September), we may see the market slow a bit. Many people are adjusting to school back in session and settling in after summer travel.
This is not a bad thing, as in our area, fall tends to be a strong real estate market, as well. Fall visitors come to Durango to see our colors and enjoy our fantastic fall weather. Oftentimes these visitors are empty nesters and more financially secure. This allows the fall season to be a prime opportunity for those selling larger homes or those in the luxury market.
If you’ve noticed a slowing in activity, it may be helpful to consider a variety of factors. Be as aggressive as possible with price and showing condition. These details may differentiate your home from others on the market. Also, it’s always helpful to keep an eye on your competition, so you are able to be aware of the market and the other homes for sale. These principles apply all the time, but they are especially helpful with both a slowing market and a short shoulder season. We anticipate the fall market to ramp up soon.
