The December La Plata County real estate numbers are out, which means we now have the final year-end results for La Plata County real estate. After a few slow months this fall, we have been interested to see how the end of the year concludes.
With 80 total sales for the month of December, it was a comparable month to the previous two Decembers (both 2014 and 2013 had 81 total sales for the month of December). That’s a solid month, especially considering that the holidays and winter season typically cause a slower time of the year.
So how did the year end as a whole? On several levels, 2015 has been the best year for real estate in the last several years. With 1,098 total sales, this is actually the largest volume of real estate transactions we have seen since prior to 2008! Last year finished at 1,030 total sales, to give a bit of perspective. In addition to the total number of sales, the median price was $345,000. Once again, this is also the highest median price since before 2008! The first half of 2015 was a stronger real estate market, with a 16.2% growth in transactions, and a median price of $350,000. The momentum did not continue through the second half of the year, but we still feel blessed to have a year of growth in residential real estate transactions and a small median price increase.
The median and average days on the market are both lower for 2015 than in the last handful of years, also indicating a healthier real estate market. The sales cycle is shorter overall, which is positive news for both buyers and sellers.
Overall, we are pleased with the final conclusions for 2015—it certainly sets the benchmark high as we approach a new year.
