January Real Estate Numbers – La Plata County

This week, we have the latest real estate numbers for La Plata County for the month of January. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In-Town, Durango Rural, Bayfield In-Town, Bayfield Rural, Ignacio In-Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare January 2016 to January 2017, and year to date information for both years (although at this point in the year the information is the same as the monthly comparison). We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

Overall, the year is off to a great start for La Plata County! For single family homes, we are slightly lower in the number of new listings, but we see the numbers up for both sold listings and median sales price. For the townhouse/condo market, the gains were strong: there were more new listings and more sold listings, indicating strong activity in the market. Also, the standout number in this market is the median sales price: we see a 45.5 % increase compared to last year at this time!

 

There were also interesting trends throughout the county in the various segments. Here are a few noteworthy areas:

Durango In-Town Single Family homes had an increase in sold listings, which puts that number at a 66.7% increase compared to last year at this time. The median sales price for the townhouse-condo market is also high for Durango In-Town, at 45.5%.

The median sales price for Durango Rural single family homes is up this year compared to last year at this time, with a 23.1% increase. The townhouse/condo market for Durango Rural single family homes had double the number of sold listings, and a 33.3% increase in median sales price.

Durango Mountain Area saw substantial activity in the month of January. The townhouse/condo market had a 144.4% increase in new listings, and a 50% increase in sold listings compared to last year. The median price for the townhouse/condos is slightly down, but the activity remains strong.
