La Plata County Residential Sales for February

March-Numbers-768x1034February has come and gone, and we have our final residential real estate numbers and results for the month. This is such a short month; it is hard to believe it is over! With 50 total sales, we are slightly behind January’s total of 55 sales. It is also slightly behind February of last year by 7 sales. Year to date, we have 105 sales this year, vs. 111 sales at this time in 2015.

So, while this year is slightly lower, the totals still fall within the same range of the healthier years in the real estate market, so it is not a drastic downward swing.

The median sales price is currently $319,500, which is also lower than what we saw in 2015.  The median price may be affected by the small sample size, and we won’t be able to know for sure until we get a little further into the year.

As we have noted in the past, the early months of the year are generally our slowest; the combination of cold weather and the ramp up to the spring selling season make closings in the first part of the year typically on the lower end. So, while these numbers are low, it is still too early to predict how the rest of the year will fall, or what our standard busy months will look like with activity and closings.  Overall, these numbers landed about where we would hope and expect for the first part of the year.
