July La Plata County Colorado Association of Realtors Numbers

This week, we have the latest real estate numbers for La Plata County for the month of July. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In-Town, Durango Rural, Bayfield In-Town, Bayfield Rural, Ignacio In-Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare July 2016 to July 2017, and year to date information for both years. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

La Plata County single family homes as a whole had an interesting month. There were actually fewer new listings and sold listings this July of 2017 compared to July 2016. However, the median sales price is significantly higher (24.6% change) than last year. Year to date, La Plata Single Family homes are slightly lower in new listings, but higher in sold listings and median sales price. The townhouse/condo market had a stellar month this July compared to July 2016. There were a higher number of new listings, sold listings, and a higher median sales price. Year to date, we see the same trends: there are more new listings, more sold listings, and a higher median sales price compared to this time last year.

Durango in town single family homes did not have a strong month. In fact, there were fewer new listings and sold listings, and a lower median price this July 2017 compared to July 2016. However, the year to date results are still solid. We still see a higher number of sold listings and a higher median sales price year to date this year compared to last year at this time. The Durango in town townhouse/condo market had a fantastic month. There were significantly more sold listings and a higher median price July 2017 compared to July 2016. Year to date, we see the same trend: a higher number of sold listings and a higher median sales price year to date July 2017 compared to year to date 2016.

The Durango Mountain Resort townhouse/condo market also had a strong month. There were more sold listings and a substantially higher median sales price this July 2017 compared to July 2016. Also, year to date we see more new listings, sold listings, and a higher median sales price.
