Statistics for January 1, 2021 through June 30, 2021 have been released and we also have data to compare them to the prior eight years. The following information provides key metrics and trends as well as our insight into these numbers.
There were 176 listings sold in the month of June which is the most for any month this year. 2021’s total sold listings are now 658 units, putting us on track to match 2020’s total of 1,449. The average sold price has increased $20,000 from May 2021 and $71,000 from the 2020 average. The median price has also increased dramatically, now sitting at $525,000 in comparison to 2020’s $444,5000. Average and median days on the market have continued to decrease now taking an average of 93 days and a median of 57 days to close.
Listings in the $300,001 to $600,000 price range are the most active and make up almost half of June’s sales. There are 236 listings under contract this month and another 192 active and ready to add to this year’s potentially record numbers. There are a wide variety of listing types currently on the market from <$100,000 up to $2,000,000 and over, with everything from land to luxury mountain homes ready to be yours.
