La Plata County CAR Numbers

This week, we have the latest real estate numbers for La Plata County for the month of April. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In-Town, Durango Rural, Bayfield In-Town, Bayfield Rural, Ignacio In-Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare April 2019 to April 2018. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

La Plata County single family homes had an increase in new listing activity compared to last April, but a decrease in the total number of sold listings and slight drop in median sales price. Year to date, we see fewer new listings and fewer sold listings, but a higher median sales price compared to through this time last year. The La Plata County townhouse/condo market had a strong month: more new listings, sold listings, and a higher median sales price in April 2019 compared to April 2018. Year to date, we see a slightly lower number of new listings, but a higher number of sold listings and a higher median sales price compared to through this time last year. These are interesting stats, as we continue to see the growth of the La Plata County townhouse/condo market.

Durango In Town single family homes had more new listings and sold listings this April compared to last, but a lower median sales price. Year to date, we see more new listings, but fewer sold listings and a lower median sales price than through this time last year. The townhouse/condo market had more new listings and a substantially higher number of sold listings, even though the median sales price dropped a bit this April compared to last April. Year to date, we see fewer new listings, but more sold listings and a higher median sales price.

Durango Rural single family homes had a strong month in terms of total number of sold listings. While there were slightly fewer new listings and a lower median sales price, the total number of sold listings reflects positively on the monthly activity in this market segment. Year to date, we see fewer new listings, fewer sold listings, and a lower median sales price, although the sold listings and median sales price do not deviate a substantial amount from through this time last year.
