La Plata County Colorado Association of Realtors Numbers for October

Local Market Updates (LMU)

This week, we have the latest real estate numbers for La Plata County for the month of October. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In Town, Durango Rural, Bayfield In Town, Bayfield Rural, Ignacio In Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare October 2019 to October 2018. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

La Plata County single family homes had a strong month with new listings and sold listings, however the median sales price dropped some compared to October 2018. Year to date, we see an increase in new listings and an increase in the median sales price, but a decrease in the total number of sold listings compared to through this time last year. The La Plata County townhouse/condo market had a drop in total number of sold listings this October compared to last October; however, the median sales price had a substantial increase compared to last October. Year to date, we see more new listings, more sold listings, and a higher median sales price compared to through this time last year. This is consistent with the trend we have expected to see for most of 2019.

Bayfield in town single family homes had a solid month for total number of sold listings, and just a slight drop in the median sales price compared to October of 2018. Year to date, this market segment has had more new listings, more sold listings, and a higher median sales price compared to through this time last year. The Bayfield in town townhouse/condo market has had a standout year. Year to date, we see substantial increases in new listings, sold listings, and a higher median sales price compared to through this time last year.

We continue seeing strong trends in Bayfield. The Bayfield rural single family homes sold listings had a 200% change compared to last October, as well as an increase in the median sales price. Year to date, there have been more new listings, and a higher median sales price, and just a slightly lower number of sold listings compared to through this time last year.

We are closing in on the end of the year, and at this point the numbers are strong, and continue to outpace many metrics from 2018. We expect to finish the end of the year on a strong note based on these reports. As always, we are available for any questions you may have on the state of the La Plata County real estate market.
