This week we have the La Plata County Residential Sales numbers for the month of April. Officially, we are one-third of the way through the year. With 86 total sales for the month of April, total sales are slightly lower than April of 2017, but still a strong number compared to the last several years.
Year to date, there have been 295 total sales. Last year at this time, we had 302 total sales. Overall, we are noting similar numbers between the years, although last year was slightly higher. The median sales price is at $365,000, which is the same as 2017. This number is higher than any year since 2010, so home values remain strong. The average days on the market is 135—slightly above last year’s average, but still near the low end in comparison to the last several years.
Overall, we are seeing strong activity and a strong median sales price, even though the total sales fall slightly behind last year’s totals at this time. Historically, we are still on the front end of our busy season, so we will be interested to see how the next several months play out, as these next months account for much of the year’s activity.
