La Plata County Real Estate Transactions for October

This week we have the latest La Plata County real estate transactions for the month of October. We had 97 total sales, a lower number than last October, which had a total of 106 sales. Year to date, we are at 968 total sales, whereas last year at this time we had a total of 978 total sales. So, while we had a drop in the total number of transactions for the month of October compared to last year, we only see a gap of ten sales year to date between this year and last year.

The median sales price is currently at $385,000, and last month it was $380,000, so we are seeing an increase in median sales price. At the end of 2018 the median sales price was $387,500. The average days on the market is currently 125; a lower number than any year since prior to 2011. This indicates the median sales price has increased, and that we have a fast sales cycle. While the number of transactions for October was lower this year than other recent years, 2019 has still been a strong year for La Plata County real estate. We are slightly behind 2018 numbers in terms of median sales price and total number of sales, so with two months left in the year, it will be interesting to see where the numbers land.
