La Plata County Residential Sales for February

This week we have the latest La Plata County residential real estate numbers for the month of February. There were 56 total sales, which is a lower amount than the last couple of February results for La Plata County; however, this number falls in line with several of the years prior. Year to date, there have been 120 total sales compared to 137 total sales at this time last year.

The median sales price is $365,750, which is lower than the year-end median sales price from 2018 ($387,500). The average days on the market is 133 days compared to the 2018 average of 127.

Overall, it is a slower start for the year than we saw last year, but it’s also the slow time of the year and too early to tell if this will be a trend for the remainder of 2019. Historically, spring tends to be a busy time in terms of listing activity, and summer tends to be the peak for number of transactions. Additionally we believe there is going to be a delayed start to the spring season. We had a significant amount of snowfall in late February. This makes it difficult for Buyers to view properties, specifically the outside, and most Sellers will wait to put their home on the market until the snow has melted. We are definitely glad to have the snow, after last year’s fires and drought, it is a welcome site!
