La Plata County Residential Transactions for September

This week we have the latest residential real estate transaction numbers for the month of September. With 125 total sales it was a standout month! This was the second highest number of sales for any month thus far in 2019, and also higher than any other September since 2011. Year to date, we are at a total of 871 total sales compared to 872 last year through this time, closing the gap we have seen for much of the year.

The median sales price is $380,000 compared to $387,500 at the end of 2018. Even though it’s slightly lower than last year, it is still higher than any other year since prior to 2011. The average days on the market is at 124, which is the lowest since prior to 2011. With these numbers, we are seeing a fast sales cycle, a solid median sales price, and a nearly even number of sold transactions as last year at this time. All in all, this is a fantastic report on the state of the market. As we head into the final months of the year, we traditionally start slowing down in November and December, but October tends to be strong for La Plata County.
