November La Plata County Residential Sales

This week we have the latest numbers from the La Plata County residential real estate market for the month of November. With 84 total sales, it was a slower month compared to November of 2018 (which had 102 total transactions), but it was a comparable number of transactions from several previous years.

Year to date, we are at 1,052 total transactions. Last year at this time we had 1,080 transactions; a difference of 28 sales. The median sales price is currently $385,000, which is slightly behind 2018, but higher than any other year since prior to 2011. The average days on the market currently sits at 125, which is lower than any year since prior to 2011. The fast sales cycle is a great benefit of the current market.

As we head into December, we anticipate serious buyers and sellers, as those who engage in the real estate market at this time of the year tend to be intentional about transactions. It’s looking like 2019 may fall slightly behind 2018 for total number of transactions, which is a trend we have seen for much of this year.
