Residential Real Estate Numbers for July

This week we have the La Plata County residential real estate numbers for the month of July. We are just over half-way through the year, and in the middle our busiest time of year in terms of real estate activity. With 121 total sales in July, this is the highest number of sales per month we’ve seen this year. It is also higher than last July of 2017, and we are pleased to see such strong results, especially after the 416 Fire earlier in the summer.

We have had a total of 648 residential sales this year, compared to 660 last year at this time. We are slightly lower for total sales, but the median price is $375,500, compared to the 2017 median sales price of $365,000. That makes this year’s median sales price higher than any year since prior to 2010! The average days on the market is at 124, which is lower than any year since prior to 2010. Overall, the median sales price, fast sales cycle, and high number of transactions make July a solid month for real estate. Historically, the late summer and early fall months remain strong in terms of total activity, so we anticipate continued strong real estate numbers.
