This week we have the September residential real estate numbers for La Plata County. With 91 total sales, it was slightly lower than last September 2017, which had 97 total sales. It is also below last month, but this is a common trend in our area as summer is our peak season and fall starts to slow down a bit. Year to date we are at 870 total sales. Last year at this time there were a total of 891 sales, so 2018 is pacing slightly behind 2017 in terms of total number of transactions.
The median sales price is $382,350, which is higher than any year since prior to 2010. We are seeing the same trend we have seen in several of the recent months: a strong median sales price, but a bit less activity in terms of total transactions compared to last year. With the last quarter of the year ahead of us, we will be interested to see if this trend continues. In many years October La Plata County real estate has been a strong real estate month, capitalizing on the fall season before the end of the year.
