Summer Home Maintenance Repairs and Tips

Man Cleaning GuttersIt’s the middle of summer already, and along with summer vacations and BBQs outside comes the reality that our weather is perfect for home maintenance. In a place like Colorado, summer may be the best time to undergo any large repairs or renovations on a home, and it may also be the best time for smaller projects or repairs. Naturally, we have to think about snow and short days come fall and winter, so take advantage of our nice days now to be sure your home is in prime condition. Also, it may be easier and less expensive to hire assistance at this time of year, as many people are on vacations and kids are out of school. As with most repairs, it’s always good to be proactive; why wait until you’re ready to sell a home to repair any items that need fixed, or complete that long-desired renovation. If you plan to complete these items while you live in them, you receive the added benefit of enjoying a home in its best state, and the peace of mind that comes along with well-working appliances. Below are some items to consider for this time of year:

  1. Consider your windows. If it’s hot outside, you’ll want to have clean windows to enjoy the beautiful views from inside. If your windows need replaced or repaired, summer is the perfect time to take care of this project. Be sure the sealants are working properly, and weather strips are in good shape. Dual pane windows are a great upgrade to consider as they provide extra efficiency for both hot and cold seasons. Don’t wait until snow is on the horizon to fix this vital component of a house!
  2.  Flush your water heater. This is recommended once per year. Essentially, sediment can build up on the bottom of the water heater, impacting its ability to function efficiently. By flushing it out annually, you can minimize sediment buildup, and keep it in its best working order.
  3. Undergo any large remodels, especially kitchens. Take advantage of the nice weather to cook more outside, and be outside if this main room of a home is out of commission. Also, any additions or large renovations are best “lived through” in the summer, when being indoors is not as much of a necessity.
  4. Landscaping and shade. While many landscape projects begin in the spring, summer is also an ideal time to consider long-term landscaping. How is the shade of your home/yard? If more is needed, think about strategically planting trees, or adding shade sails, umbrellas, or other temporary shade-enhancing pieces. Remember if you plant trees they will one day be large, so be sure placement is well thought out and strategic.
  5. Take a look at outdoor surfaces. This is the time of year to refinish decks, look at your roof to be sure it’s ready for winter, consider the condition of the paint on your home, ensure your gutters are cleaned and in working order, etc. Some of these repairs are simple DIY projects; others may require advanced skills and planning. Either way, this is the time of year to fix these items and be sure your home is ready to handle more extreme weather conditions.These are just some basic items to check or consider during summer.
