La Plata County July CAR Numbers

This week, we have the latest real estate numbers for La Plata County for the month of July. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In Town, Durango Rural, Bayfield In Town, Bayfield Rural, Ignacio In Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare July 2015 to July 2016, and year to date information for both years. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

For La Plata County in the single family home market, we see fewer new listings across the board, both for July of 2016, and year to date compared to last year. However, this July produced 2 more sold listings compared to July of last year, while year to date we are still lower than 2015 in this category. The median price was lower this July, but still remains higher year to date than last year. In the La Plata County townhouse/condo market, we also see fewer new listings across the board, and while we are slightly lower on sold listings this month compared to last year at this time, we are actually up year to date for sold listings in this category. We see the same median price trend in this category as single family homes: a lower median price this July, but still higher year to date compared to last year.

Single family homes in-town Durango had a great month. We are actually up in both new listings and sold listings this July compared to July 2015, although year to date we are still slightly below last year for sold listings. The townhouse/condo market in-town Durango had a slower month this year compared to last year for both new listings and sold listings, but year to date we are still ahead in sold listings.

Interestingly, Bayfield rural had a stellar month with single family homes. New listings and sold listings are both up this July compared to last year, and year to date we are tracking ahead of last year for both of these categories!

Durango Mountain Area continues to have a great year. Year to date, single family homes have seen more new listings and sold listings, although this past July remained even compared to last year for both new listings and sold listings. The townhouse/condo market saw higher numbers of new listings and sold listings this July 2015 compared to July 2016. Year to date, the townhouse/condo market is ahead in new listings and sold listings, as well compared to last year.
