La Plata County April Reports

This week, we have the latest real estate numbers for La Plata County for the month of April. The attached charts show a detailed breakdown of several market segments in La Plata County, showing La Plata County as a whole, Durango In-Town, Durango Rural, Bayfield In-Town, Bayfield Rural, Ignacio In-Town, Ignacio Rural, and Durango Mountain Area.

These charts indicate the statistics and key metrics for single family homes and townhouses/condos, including new listings, sold listings, median sales price, and more. They compare April 2016 to April 2017, and year to date information for both years. We also see the rolling 12 month median sales price for single family homes and townhouses/condos in these segments. We always appreciate these charts to be able to spot trends within our local market, and compare results to previous years.

La Plata County single family homes saw a decrease in new listings this April compared to April 2016. While the sold listings were only 1 home sale behind April of 2016, the year to date sold listings for 2017 surpasses year to date through April 2016. This year, we have seen a total of 213 sold listings, up 14.5% compared to last year at this time! The median sales price was slightly lower this April compared to last year, and year to date it falls just short of the year to date median sales price last year.

The townhouse/condo market for all of La Plata County saw a fantastic April. With 35 total new listings, this is a 20.7% increase compared to last April 2016. Also, there were 33 sold listings this April, which is a 65% increase compared to April 2016! The median sales price in this category was also lower than last April, and year to date it still falls just .5% behind the median sales price through April 2016.

Durango In Town single family homes have seen 50 sold listings year to date, which is a 28.2% increase compared to last year at this time. Also, the Durango In Town townhouse/condo market had a strong April 2017. There were 20 sold listings, which is an 81.8% increase, and the median sales price was 46.7% higher than April of 2016, at $315,500.

Bayfield In Town single family homes have had a strong year. The total new listings year to date are up 33.3% compared to last year at this time, and the total sold listings are up 45.5% compared to year to date through April 2016. The year to date median sales price is also 4.2% higher than last year at this time. While the month of April this year was lower with new listings and had an even number of sold listings compared to April 2016, we still see strong year to date numbers for this market.

Bayfield Rural single family homes had a stellar month of sold listings this April. With 11 sold listings, this market saw a 120% increase compared to April 2016. The median sales price is also 14.2% higher than April 2016. Year to date, the total number of sold listings is up 40.9% compared to year to date through April 2016.
